What to look for
Most foundation problems start small and show up inside the house first. Here is what San Antonio homeowners usually notice, and what each one tends to mean.
The frame has usually racked out of square because the floor under it moved.
One part of the slab or pier line has settled lower than the rest of the house.
Diagonal sheetrock cracks at door corners and stair-step cracks in brick point to movement below.
A gap that keeps getting wider means the wall is pulling away as the foundation shifts.
When the roofline opens up at a corner, that corner of the house has usually dropped.
Joints that keep opening tell you the slab sections are moving apart from each other.
Hairline cracks are common. A crack you can fit a coin in, or one higher on one side, needs a look.

Many older San Antonio houses sit on pier and beam: Alamo Heights, Monte Vista, Beacon Hill, Southtown, and older streets across the Northside and Southside. We pull the rotten wood posts, pour concrete piers in their place, and shim the beams back to level.
